Split-level from 1962. Original roof, three layers of shingles, and a sag in the back valley that finally started leaking after the last big rain. Modern Exteriors tore everything off, replaced a 4x8 section of decking that was soft, and the install was done by Tuesday afternoon. Foreman talked through the ventilation problem in the attic before they quoted it. That part mattered.
Five contractors quoted us after the September hailstorm. Modern Exteriors was the only one who climbed up and walked the whole roof in front of us. Showed us the bruises on the south slope with a chalk circle. Insurance approved the supplement the same week.
We are two blocks off the water. Salt air had eaten through the step flashing around the chimney and I could see daylight in the attic. The crew swapped everything to copper, redid the chimney counter-flashing, and warrantied the whole assembly. Two winters in and dry as a bone.

Common questions about roofing in Baltimore Metro
How much does a roof replacement cost in the Baltimore area?
Most of our Baltimore-area jobs come in between $9,000 and $26,000. A standard asphalt replacement on a 2,000 square foot Baltimore County split-level is usually around $13,500. The bigger swings come from roof complexity, decking repair after tear-off, and whether you are on the water (coastal flashing assemblies cost more). City rowhouses with flat or low-slope sections need TPO or rubber membrane work, which is a different scope and runs separately. You get a written, itemized estimate after we walk the roof.
Do you serve all six counties in the cluster?
Yes. Baltimore County, Baltimore City, Harford, Howard, Anne Arundel, and Carroll. Crews stage out of multiple points in the region so we can hit a Bel Air job and a Severna Park job in the same week without subcontracting it.
What is different about installing near the Chesapeake?
Salt air. It eats step flashing, valley metal, and any low-grade galvanized pretty quickly. If you are inside about a mile of the water (most of Anne Arundel, parts of eastern Baltimore County, parts of Harford near the bay), we go to copper flashing as standard, not an upgrade. Old corroded flashing comes off during the tear-off and does not go back on. That is where most coastal leaks restart.
How do you handle ice dams?
Carroll County and the higher elevations of northern Baltimore and Harford counties get the worst of it. The fix is rarely just shingles. We install ice and water shield six feet up the eaves (code minimum is three) and look at attic ventilation before the quote. If ridge venting is missing or undersized for the soffit intake, no roof will solve the problem. We tell you that before we sell you a roof.
Can you work on Baltimore City rowhouses with flat roofs?
Yes. We install TPO and modified bitumen on low-slope and flat sections. A lot of Federal Hill, Canton, Fells Point, and Mount Vernon rowhouses need the rear flat addition redone separately from the front mansard. We do both, and we coordinate the timing so you only have one job to schedule.
Are you licensed to work in Maryland?
Yes. Maryland Home Improvement Commission (MHIC) license, general liability, and workers comp on every project. Documentation goes in your project folder before the crew shows up.
How long does a typical job take?
One day for most homes. Two days for larger Cape Cods, complex valleys, multi-layer tear-offs, or anything where the deck needs significant repair. Flat-roof city jobs run a day longer because of the membrane work. We give you the timeline before scheduling, not after the dumpster lands.
Do you handle insurance claims for storm damage?
Yes. Hail, wind, and hurricane remnants are part of what we deal with year round here. We document with photos, meet your adjuster on the roof, and send supplements when the initial scope misses something. No extra charge for that work. It is part of the job.
