Mid-century split foyer off River Road. The 2020 derecho took out a section of the rear slope and we had been patching it ever since. Three contractors came out. Modern Exteriors was the only one who actually got up on the roof with us watching from the deck and pointed out the ridge vent was undersized for the soffit intake on top of the storm damage. New roof, proper venting, and the attic is fifteen degrees cooler in August.
We are in the historic district. Slate roof with copper flashing, somewhere around 1908. Half the slates were starting to delaminate and we knew we could not afford full slate again. The estimator did not push us either way, walked us through synthetic slate options and a higher-grade architectural that would still pass the HPC review. We ended up going synthetic slate. The job came in slightly under quote because the deck was in better shape than they thought. That kind of honesty is rare.
Big oak limb came down in a July thunderstorm and punched a hole through the kitchen ceiling at 2am. They had a tarp on the roof by 9am the next day. Full replacement two weeks later once insurance was sorted. Easy.
Hailstorm in May 2025 hit us hard up here in Washington County. Five contractors quoted us. Modern Exteriors was the only one who climbed the roof in front of us with chalk and marked every bruise on the south and west slopes before saying a word about price. The supplement they wrote got the insurance company to cover the gutters and the chimney cap, which the original adjuster missed. The whole job was done in a day and a half.
Ice dams every winter on the north slope for the last twelve years. Ridgeline runs east-west so the snow just sits. They told us up front that no shingle on earth would fix the problem without addressing ventilation and the eaves. Ice and water shield up six feet, new ridge venting cut in, baffles added in the soffits. First winter post-install and the gutters are still attached to the house, which is honestly a first.
Townhouse, simple architectural shingle replacement. Quoted Tuesday, installed Friday. Site was spotless when we got home from work.

How much does a roof replacement cost in the DC suburbs and western Maryland?
Most jobs in our service area land between $9,500 and $28,000. A standard architectural shingle replacement on a 2,200 square foot Montgomery County colonial usually runs around $14,800. Frederick County historic district work runs higher because of permit review and substrate considerations. Hagerstown and Washington County tends to come in lower per square because lot access is easier and dumpsters are simpler to stage. You get an itemized written quote after we walk the roof. Nothing rounded, nothing buried.
Do you serve all of Montgomery, Frederick, and Washington counties?
Yes. Crews stage out of multiple points so we can run a Bethesda job, a Frederick job, and a Hagerstown job in the same week without subcontracting any of it. Same trucks, same foremen across the whole cluster.
How do you handle insurance claims for hail or wind damage?
We document the roof with photos before anyone touches it, meet your adjuster on the deck, and write supplements when the initial scope misses things like flashing or gutters. After the 2020 derecho and the spring 2025 hail line that hit Washington County, we processed claims with most of the major carriers in the region. No extra charge for adjuster meetings or supplement paperwork. It is part of the job.
What about ice dams in Frederick County and the higher elevations?
The Catoctin ridge and the South Mountain side of Frederick get the worst of it, plus pockets of Washington County around Boonsboro. The real fix is rarely shingles. We install ice and water shield six feet up the eaves where code requires three, and we look at attic ventilation and insulation before we hand you a quote. If your ridge venting is missing, undersized, or blocked at the soffit intake, no roof is going to solve ice dams. We will tell you that before you write a check.
Are you licensed in Maryland?
Yes. Maryland Home Improvement Commission (MHIC) license, general liability, and workers comp. Documentation goes into your project folder before the crew shows up. Frederick historic district work also gets HPC review handled.
How long does the install actually take?
One day for most homes. Two days for larger Cape Cods, complex valley work, multi-layer tear-offs, or jobs where the deck needs significant repair. Historic district jobs in Frederick run longer because of substrate inspection requirements and copper detail work. Timeline is in writing before the dumpster gets scheduled.
