WHAT OUR CUSTOMERS SAY
Brandywine-area Dutch colonial built in 1948. The original slate had been patched four different times and we were tired of chasing leaks every spring. Modern Exteriors did a full conversion to architectural shingles, rebuilt both valleys with copper underlayment, and matched the trim profile so the house still reads period from the curb. Foreman was on site every morning the crew was working.
Cape Cod off Route 50. The October tropical storm tore a chunk of shingles off the south slope and we had water running down the dining room wall by morning. They had a tarp on by the next afternoon and a full GAF Timberline HDZ install scheduled three weeks later. They also handled the insurance paperwork themselves, which is the part I had been dreading.
Rental condo, second-floor unit with a low-slope rear addition that had been a constant source of headaches between renters. Salt air had eaten through the step flashing around the dormer, the valley pan, and the chimney counter-flashing. They redid all of it in copper and gave us a single warranty document covering the whole assembly. Two seasons in and the property manager has not had to call once.
Pre-Civil War center hall colonial inside the historic district. The HPC wanted slate or a convincing slate look-alike, full stop. Modern Exteriors quoted us natural slate and synthetic slate side by side, walked through the maintenance differences, and we ended up going with the synthetic. The inspector had nothing to flag at the walk-through. The crew was careful with the boxwood hedges along the foundation, which my wife noticed before I did.
Standard 2,200 square foot split-level off Bay Road. We got three quotes. These guys were not the cheapest by a couple hundred bucks, but they were the only ones who climbed into the attic and pointed out that the soffit vents were almost completely blocked with old kraft-faced insulation. They fixed the ventilation as part of the job. The upstairs bedrooms are actually tolerable in July now.

How much does a roof replacement cost across Delmarva and the Eastern Shore?
Most of our jobs in the region come in between $8,500 and $26,000. A standard asphalt replacement on a 1,800 to 2,200 square foot home around Salisbury, Dover, or Elkton lands around $13,000 to $15,500. Coastal builds in Ocean City or along the Chesapeake that need 130 mph wind-rated GAF assemblies with copper flashing run higher. Historic district work in Easton, Old New Castle, or the Cambridge waterfront can add a few weeks for material approval, which sometimes shifts the quote. You get a written, itemized estimate after we walk the roof. Not a number over the phone.
Do you cover all nine counties in the cluster?
Yes. New Castle and Kent in Delaware, and Cecil, Wicomico, Worcester, Dorchester, Somerset, Caroline, and Talbot on the Maryland side. Crews stage out of multiple points so a Wilmington reroof and an Ocean City coastal job can run in the same week without subcontracting either one out.
What is different about installing on the Atlantic or the Chesapeake?
Salt air. There is a real line, roughly a mile inland from saltwater, where standard galvanized flashing starts pitting within five or six seasons. We go to copper as the default on any home inside that line. That covers most of Ocean City, the Berlin and Bishopville stretches near the back bays, the Easton and St. Michaels waterfront, the Cambridge river edge, and the bay-facing portions of Cecil. Old corroded flashing comes off during the tear-off and never goes back on. That is where coastal leaks restart, every single time.
Can you work on the older waterfront cottages with cedar shake?
Yes, and this is one we end up having a real conversation about. Cedar shake homes around Oxford, St. Michaels, the Lewes-side back lots, and parts of Rehoboth have a genuine choice between going back to wood, transitioning to architectural asphalt, or stepping up to synthetic slate. Cedar costs more over the lifecycle, needs more maintenance, and looks the way cedar looks. Asphalt is cheaper, lasts longer with the right ventilation underneath, and reads differently from the street. We give you the cost comparison and the photos. You decide which trade-off makes sense for the property.
Do you handle hurricane remnants and storm damage claims?
Yes. Atlantic hurricane remnants and tropical depressions roll through here every September and October. We document with date-stamped photos and elevation diagrams, meet your adjuster on the roof, and send supplements when the initial scope misses something. A lot of carriers low-ball the first pass on a coastal claim, and a properly documented supplement usually closes the gap.
Are you licensed in both Delaware and Maryland?
Yes. Delaware contractor licensing and the Maryland Home Improvement Commission (MHIC) license, plus general liability and workers comp on every project. Documentation goes in your project folder before any crew shows up.
How long does a typical job take?
One day for most homes. Two days for larger Cape Cods, multi-layer tear-offs, complex coastal flashing assemblies, or anything where a historic review board needs a mid-job checkpoint. Flat or low-slope sections on older row sections in Wilmington or Cambridge get added time because the membrane work runs separately from the asphalt portion.
