Roofing in Newark: Two Very Different Housing Stocks
Newark’s a weird roofing market because you have two very different housing stocks within a few blocks of each other. Near the university, early 1900s construction — original wood board decking, steep pitches, multiple layers from previous owners who kept patching instead of replacing. Landlords on Cleveland Avenue and Prospect tend to defer maintenance; by the time repairs happen there’s usually more to deal with than anyone expected. Owner-occupied homes around the historic district on Main Street are the opposite — people who’ve been in the house for 20 years, ask good questions, want to know about ventilation and warranty tiers.
Out toward Route 4, Bear, Glasgow direction: mostly 90s and 2000s builds coming up on their first or second replacement. Builder-grade three-tab shingles at the end of their practical life. Predictable. Full replacement on a typical Newark home runs $8,500 to $16,000 (1,500 to 2,200 square feet of roof area). Most customers end up with GAF Timberline HDZ shingles. The old Curtis Paper Mill area on Paper Mill Road has some framing surprises — we’ve learned not to expect anything standard on those lots.
