We started in Wilmington and never left
Modern Exteriors has been replacing roofs in the Tri-State area for over two decades. We’re still owner-operated, still based in Delaware, and still doing every job with our own full-time crews.
No subcontractors. No out-of-state storm chasers. When you call us, you get people who live where you live, who know your county’s permit requirements, and who’ll still be here next year when your warranty matters.

We think about roofing differently
Most roofing companies show up, tear off the old shingles, nail on new ones, and leave. That gets you a new roof. It doesn’t get you a better home.
Your roof, attic, ventilation, and insulation work as a system. When one piece fails, the others compensate. When they all work together, energy bills drop, rooms stay comfortable, and the roof itself lasts decades longer.
We didn’t learn this from a sales brochure. We learned it from 22 years of opening up attics, seeing what works and what fails, and understanding why some 15-year-old roofs look brand new while some 8-year-old roofs are rotting from the inside.
