Roofs don’t ask for much. But the little they do need actually matters. A handful of habits a year can add real life to your roof and catch small problems while they’re still small, and cheap. Here’s the short, honest version.
Roof maintenance has a reputation for being complicated. It isn’t. Most of what keeps a roof healthy is simple, cheap, and done from the ground. The expensive problems almost always start as small ones that nobody dealt with, so the whole game is just catching things early.
Keep the gutters clear (this is the big one)
If you only do one thing on this whole list, do this. Clogged gutters are behind a startling share of the roof damage we see. When water can’t drain, it backs up under the bottom row of shingles and sits there, and it rots the fascia board and the roof edge from the outside in. In winter it’s worse, because that trapped water is what feeds ice dams. Clean them out twice a year, spring and fall, and more often if you’ve got big trees nearby. It’s the least glamorous job on the house and one of the most important.
The rest of the list
Cut back branches that hang over or touch the roof. They scratch shingles in the wind, drop a constant layer of wet leaves, and hand squirrels a bridge straight onto your roof.
After a big storm, take a minute to look up from the ground, binoculars are fine, and scan for missing, lifted, or out-of-place shingles. You don’t need to climb anything. You’re just looking for the obvious.
A few quick ones to round it out: knock moss off before it spreads, because it holds moisture against the shingles. Make sure your attic actually breathes, since poor ventilation quietly cooks shingles from below. And please, never pressure-wash a roof. The blast strips off the protective granules and takes years off the shingles in an afternoon.
What to leave to a pro
Honestly? The roof itself. Walking around up there is how people get hurt, and a lot of damage gets done by well-meaning homeowners stepping wrong on shingles. Do the ground-level stuff yourself, and call someone for anything that needs a ladder against the roof or boots on the shingles. A yearly once-over by a roofer catches the things you can’t see from below, and it’s usually free.

How often should I do roof maintenance?

Can I do it all myself?
The ground-level work, yes. The gutters, the branches, the after-storm look. What you shouldn’t do is wander around on the roof itself. It’s genuinely dangerous, and it’s easy to damage shingles by stepping on them wrong, especially when they’re hot or brittle. Anything that needs you up on the roof is worth a call.
Does a brand-new roof still need maintenance?
Yes, just less drama. Keep the gutters clear and the attic ventilated and a new roof will happily run its full lifespan. Neglect it and even a great roof ages early.
Does maintenance affect my warranty?
It can. Some manufacturer warranties expect the roof to be reasonably cared for and ventilated, and neglect can give them a reason to push back on a claim. Keeping up with the basics protects more than the shingles.
