Big Roofs Under Big Trees

The homes here tend to be larger than what you find in most of Delaware County. Newer construction on half-acre lots, older stone farmhouses that have been renovated and expanded, and the Ellis Preserve development that brought upscale townhomes and single-family homes into what used to be open land off Route 252.

What ties it all together is the tree canopy. Proximity to Ridley Creek State Park means mature hardwoods everywhere: oaks, tulip poplars, beeches. Beautiful property values. Complicated roofing. The relationship between heavy shade and roof life is something we deal with constantly in this part of the county, and it’s worth understanding before you invest $15,000 or more in a new roof.

What Shade Does to a Roof

Everyone knows falling branches cause damage. The less obvious problem is what happens slowly, over years, to shingles that never fully dry out.

A roof in full sun dries within hours after rain. A roof under heavy canopy can stay damp for days, especially on north-facing slopes and in valleys where leaves collect and hold moisture against the surface. Permits and Township Zoning

Newtown Township handles its own permits through the township building department. For a standard re-roof, the permit is straightforward.

Where it gets involved: homes in planned developments with an HOA (Ellis Preserve, for instance) may need architectural approval for shingle color before the township permit even matters. Do you do copper work?

Some of the older homes here have copper flashing, copper valleys, even copper standing-seam sections. We work with copper. It’s expensive, but replacing copper with aluminum or galvanized on a home where it’s already part of the system is a downgrade in both appearance and longevity.

Will a new roof increase my home value?

Probably, but the math depends. On a $700K home with a roof that’s clearly past its life, a new roof removes the biggest objection a buyer would have. Whether it adds dollar-for-dollar to the sale price, I can’t tell you. The data varies too much.
